PRE-PROPOSAL
PROGRAMMING ASSESSMENT
At this initial meeting, we will review a programming checklist. Includes a 45-minute meeting at Architect’s office.

PRE-PROPOSAL
NEEDS & OPTIONS REVIEW
Includes a 45-minute meeting on site, where we will review the space needs, budget targets, personal preferences, and other project goals. A written outline of these objectives will be prepared as a working guideline and will influence the proposal for design services. This typically is a $500 value, based on location.

PREDESIGN & SITE ANALYSIS
The local zoning and legal restrictions affecting the designated site will be evaluated. We will visit the site to gather dimensions and information of the existing residence and provide as-built drawings. Information from the program and site evaluations will be incorporated into the design phases of the project. This analysis typically is a $1,500 value.
SCHEMATIC DESIGN
Upon approval of the predesign concepts, a Schematic Design package will be developed that may be used by the Owner’s Contractor to help confirm the anticipated construction costs. This package includes schematic architectural drawings – dimensioned floor plan diagrams, a site plan diagram, elevations, and 3D sketches/diagrams. This phase typically ranges between $2,000 and $3,000.
DOCUMENTATION / PERMITTING
Construction Documents will be produced after the results of the Schematic pricing documents have been reviewed and approved by the Owner. These detailed documents will include drawings and specifications necessary to obtain building permits and define the quantity and quality of the Design. This phase typically ranges between $8,500 and $20,000, depending on complexity.
CONSTRUCTION ADVOCATE
Includes visits to the site at intervals appropriate to the stage of the Contractor’s operations to determine, in general, if the Work is being performed in accordance with the Contract Documents. The cost of this phase typically depends on how much involvement is desired during construction.
